Studio Modernist is a real estate design and development firm rooted in the belief that exceptional architecture and thoughtful development are inseparable. We operate at the intersection of architectural design, interior craft, building, and real estate — a single integrated practice where vision and execution are never separated.
Through our operating entity Upstate Modernist, we design and develop architect-designed modern homes in Rhinebeck, New York and the broader Hudson Valley. Our work is guided by four enduring principles: simplicity, attention to detail, purposeful design, and deep contextual response to site and place.
Every project reflects the same disciplined commitment: to make buildings that are architecturally rigorous, genuinely livable, and connected to the land they occupy.

Simplicity
We resist the superfluous. Every element earns its place. Restraint is not a limitation — it is the discipline that produces clarity, and clarity is the foundation of lasting design.

Details
The experience of a building is built from thousands of small decisions: how a window meets a wall, how light moves across a surface. We attend to each one with the same care as the whole.

Purposeful
Good design serves the people who inhabit it. We design for how spaces are actually lived in — for morning light in the right room, for materials that age gracefully year after year.

Contextual
Architecture is inseparable from its site. We study the land — topography, orientation, views, ecology — before a line is drawn. The site shapes the design; the design honors the site.
